In this buyers’ market of low mortgage rates, Palm State Mortgage does not want our mortgage shoppers to get so picky about the small stuff that they miss out on a great house with a great mortgage deal.

We know that your real estate agent will do his/her best to find you the perfect place, but we also know you will be happier if you overlook small imperfections.

We don’t want you to lose a great deal, and a house you could love, just because it needs new closet doors or other simple repairs. As you contemplate your future home, be aware of a few facts:

1. Sometimes the price of a repair should be factored into the cost of the home. Your mortgage lenders can help you pull the money from the home sale.

2. Sometimes sellers contribute to repairing simple imperfections. Mortgages, “like an FHA 203(k) loan, factor repair costs into the overall loan amount.”

A recent business news article quoted Sep Niakan, a real estate broker in Miami, as saying he “had clients walk away from homes because they can’t see past minor flaws.”

We see this as a disturbing trend, and we encourage house shoppers to envision personalizing the details of a house. You, the buyer, will transform the house into a home, customized for your family needs.

Naikan said, “Many buyers want to see an end product. They don’t have a vision for what it could be with just a couple of tweaks,”

Here are our Top Four House Imperfections that should not stop you from negotiating a mortgage on a good house.

No. 1: Purple Paint. By this we do not mean to pick on purple. Any color wall you dislike can blind you to the structural beauty under the owners poor color choice. This is an “easy fix,” and one of the cheapest.

No. 2: Velvet Flocked Wallpaper. Again, we do not mean to pick on this one kind of wall paper, but any type of wall paper that offends your eye is not that expensive to change. Hard work, but inexpensive!

No. 3: Dated kitchen cabinets. No. 4: That Old Black Grout: Buyers who see discolored grout in the bath and kitchen might diagnose it as the dreaded black mold. In truth, it might be only a little discoloration fr0m age. Only the professional, the home inspector can know for sure. Have him check, because a scrub-brush and some elbow grease might be all that is required. Just like black magic!
